The charm of Fairway, Kansas homes often come with unique design challenges, and bathrooms can be a prime example. We recently had the pleasure of transforming a primary bathroom in Fairway that, despite its size, felt anything but spacious. Our clients were ready to shed the awkward dual vanities, the space-consuming corner tub, and the tiny, inefficient shower for a modern, open, and luxurious oasis. Schloegel Designer, Nina Schmidt, was ready to bring our client's vision to life!
The Before: Inefficient Layout and Wasted Space




The original bathroom layout was defined by poor spatial trade-offs: too much floor dedicated to an unused corner tub and redundant vanities, which in turn severely limited the size of the shower. We recognized that to bring this Fairway bathroom into the modern era and align it with our clients' refined taste, we needed to eliminate the unused tub and merge the vanity space. This allowed us to reclaim critical square footage and create the spacious, custom shower they desired.

To achieve this vision, we essentially hit reset. Our team began with a comprehensive demolition, meticulously removing the old subfloor, insulation, and even opening up walls to create the expansive canvas needed for the new layout. The bulky corner tub and cramped shower pan were swiftly removed, clearing the way for a much more functional design. We even handled the removal and installation of a new window, expertly integrating it into the exterior siding to ensure a seamless finish and enhanced natural light. Behind the scenes, we updated ductwork, ensuring the entire system was optimized for the new space. Then we could frame and insulate the new bathroom walls.



Once drywall was up and the space was taking shape, we could tile. We laid tile on the bathroom floor and the shower walls and floor.



Just look how fun that tile pattern is! We added a Fantasy Macaubas Quartzite shower seat to match the vanity counters.

Where one of the previous vanities was, we added a linen closet for storage.

A custom Shiloh Cabinetry vanity in the shade Pewter Green adds a little more personality to the serene space.


The finishing touches like the Arrow Bath Sconce from Shades of Light framing the mirror and the vanity pulls really bring it all together!
