Our team remodeled the bathrooms in this beautiful Leawood home to become more functional while adding a touch of classic and luxurious charm. Schloegel Designer Maggie Stephenson got a call from our client's shortly after they moved. They loved the location of their new home, but it was in need of some modern updates to fit their lifestyle. At the top of their list were all of the bathrooms. The layouts were functionally fine but in need of some aesthetic refreshes. There were also some plumbing issues throughout the home that needed to be addressed. 

The "Before” 

The main floor powder bath is a high traffic area for our clients and their guests. It was functional but the aesthetic wasn’t aligned with our client’s preferences. They wanted to add character and a charming, elevated feel. There were also some plumbing issues in this space that needed some attention.

Moving upstairs, is a Jack-and-Jill bathroom and an en-suite bathroom that the kids use. Once again, the biggest concern for these spaces was the overall design elements. The spaces felt dated and lacked personality. Our clients were also looking to remove the tub shower combo and replace it with a shower with sliding glass doors.  The Jack-and-Jill bathroom had some major plumbing issues and leaks that needed to be fixed too.

The primary bathroom needed the most TLC according to our clients. Again, the footprint was functional but the beige and brown tile that covered the floor, shower walls, and tub surround made the space feel heavy and dated.  Our client who is a bath lover wouldn't take a bath in the new home until our team refreshed things and ensured her the plumbing was ready to go.

Design Details and Plans 

It was pretty clear, this Leawood family was looking for ways to make their bathrooms feel elevated with classic charm. Think timeless design and warm neutral tones and textures for everyday luxury. Maggie helped translate our client’s inspiration photos into a realistic plan for their bathrooms. The architecture department worked alongside Maggie and the team came up with renderings of the new bathrooms.  Maggie presented the renderings and design board details to our clients; we made some tweaks and were ready to move into the construction phase to bring it all to life!

For the primary bathroom, we knew we wanted to add a wainscot trim detail and undermount install the soaking tub. The vanity would be cherry wood with a Carob stain to create the perfect warm rich tone.  For the counters, the clients and team chose, Bianco Carrara Honed 3cm Marble with a fun backsplash edge detail to add a little interest.

The biggest source of inspiration for the main floor powder bath was a family heirloom, vintage mirror. 

The Process  

As always, our process began by protecting the floors and surrounding areas that would remain untouched throughout the remodel. Next came the demolition of the existing bathroom spaces. For the primary bathroom, demo involved ripping out the existing tub, shower, vanity, and floors.

After demo, the team worked on framing for the new tub and shower wall. We also worked with our sub-contractor partners to handle the plumbing and electrical rough in phases of the project. 

Next up we did some drywall and insulation work. We also prepped the floors so tile could be laid.

Next tile was laid, and the vanity was installed! Then came the wainscoting and trim details along with paint. Finally, it was time for fixtures and hardware to tie it all together. 

The same process took place in the other bathrooms. We started with demo, then moved into any framing changes, and then electrical and plumbing rough in.

We updated the tile floors in the kids' bathrooms, added fresh paint and new vanities.

The Powder bath got Sanderson Tally Ho wallpaper which is oh-so-dreamy and a fresh vanity too. 

The “After” 

The main floor powder bath is now a charming showstopper. The wallpaper adds character and makes a statement in the best way. It complements the family mirror, and the honed edge backsplash adds a little interest.

The kid's bathrooms are now bright and airy. Timeless design and quality materials will help these spaces feel beautiful for years to come.

The Primary bathroom is now a bright but warm, serene retreat. The design details came together so beautifully and exude classic luxury.  And most importantly, the plumbing issues have all been resolved! No more leaks and the tub is ready to be enjoyed by our client.

Maggie and the rest of the Schloegel team did an amazing job of bringing our client's vision to life. The bathrooms are now timelessly beautiful, and all of the plumbing is reliable.
