Our clients had been dreaming of owning a Lake of the Ozarks home for years. They wanted a dock over deep water, a quiet cove off of the main channel — and this 1978 home checked every box. What it didn’t have? A modernized interior or exterior. Nearly everything was original, from flooring to finishes.
As a second home, budget was a consideration. However, our clients still wanted a transformation that make their home modern without sacrificing comfort or functionality. That meant tackling the home’s interior with intention, starting with the heart of any home: the kitchen... most specifically, the floors!

Why Floor Leveling Matters
Before we could install the new flooring, we first had to tackle what could have become a major issue: uneven floors. While uneven flooring may seem like a cosmetic concern, it actually impacts much more. For example, it can throw off appliance alignment, complicate cabinetry installation, and even affect long-term structural stability. Therefore, we prioritized leveling the floors to ensure every surface would be safe, functional, and ready for the next stage of the remodel.
Next, before laying a single plank of LVT, we focused on what truly determines how a floor looks and performs—proper preparation. In fact, this step makes all the difference in achieving a smooth, long-lasting finish.
Additionally, our clients requested that we leave the existing kitchen tile in place, which is a common approach with LVT installations. We were happy to accommodate their request. Although our team is fully equipped to remove tile and start from scratch, installing over the existing surface better aligned with their goals, budget, and timeline.
Here is what our team saw when we came in.

The Floor Leveling Process
Because the adjoining areas had carpet over a concrete slab, we had to address the height differences to ensure everything would sit perfectly flush. Once we removed the carpet, we applied self-leveling compound over the concrete to bring it up to the height of the existing tile.

We also used self-leveler in the area where the old peninsula once stood. Since we were expanding the kitchen footprint, the layout changed and left sections with no tile exposed.

We poured multiple layers of self-leveler, allowing each application to cure before checking for flatness and making final adjustments.

This process ensured the entire surface was smooth, even, and ready for installation.

Once we installed the new LVT, you couldn’t tell where the old tile remained, where carpet once was, or where we had filled and feathered the floor.

The transition was completely seamless! It was one continuous, level surface that looks effortless but required careful planning and precision to achieve.

The Full Transformation
With the floors properly leveled, we were able to move forward with the kitchen remodel. Our goal was to create a space that is both modern and family friendly. We painted and refaced the existing cabinets, but the space feels brand new! You can read more about that kitchen transformation here.

The exterior also received attention, from a large exterior refresh to an updated dock for safety and longevity! You can read about the details in our previous blog post.

By focusing on the floors first, our team ensured every following project ran smoothly.
Now, this Lake of the Ozarks home feels safe, functional, and beautiful. In addition, it’s fully ready for family time and entertaining. Most importantly, it’s prepared for years of memories on the water.
