This Overland Park home, lovingly adorned with a Delftware-inspired aesthetic, showcased a curated blend of rustic and vintage furnishings. However, the guest bathroom stood out as outdated and lacking the same warmth and cohesive style found throughout the rest of the home. The finishes had lost their appeal, and every aspect of the space seemed ready for improvement to enhance functionality. Having previously worked with our Handyman Services Team, these homeowners knew they could rely on us to make their old bath brand new. Handyman Designer Perry Holloway helped our clients to establish an updated look to their bath while Handyman Mark Garies brought it to life with what our client affectionately referred to as “the TLC.” The result? A beautifully updated bathroom that not only complements the home’s character but also provides enhanced efficiency and ease of use.

An Uninspiring and Outdated Guest Bath

The previous bathroom was characterized by outdated finishes, including a cream-colored, scallop-molded acrylic countertop with blue faux marbling, and a painted wood vanity that offered minimal storage. The linoleum flooring and frosted sliding shower door led to an acrylic-paneled shower with an uneven, mismatched shower pan. A vanity mirror and medicine cabinet felt disproportionately small for the wall, paired with a frosted vanity light that dimmed the room’s potential.

Our clients sought a brighter, more efficient space that would showcase their love for Delftware-inspired motifs. They wanted modern finishes and a design that maximized both style and function. By thoughtfully reimagining a few additional elements of the bathroom, we were even able to carve out a few extra square inches of usable space, enhancing the room’s flow without altering its footprint. The transformation turned the once-dated bathroom into a refreshed, elegant area that perfectly complemented the rest of the home.

An Old Bath Made New…and Ready for Something Blue

The newly renovated guest bath now gleams with fresh, cohesive finishes, creating a more polished and inviting space. The shower features floor-to-ceiling tiles and a beautiful mosaic tile floor, offering both luxury and durability. A double shower niche provides ample storage, while the corner seat and two grab bars enhance accessibility. We also installed a handheld showerhead in addition to the rain head for double the indulgence. We replaced the old frosted glass door with a sleek, modern solid-pane door that makes the space feel larger and more open. Matching wainscoting tile wraps around the rest of the room. We upgraded the outdated linoleum floor to large-format tile, which offers a cleaner look and requires less maintenance.

The vanity is completely transformed in a new freestanding style that opens up the room. It  now incorporates deeper drawers and cabinets, maximizing storage opportunities. Topped with a white quartz countertop, an undermount sink, and a more contemporary faucet in polished nickel, the vanity now exudes a sophisticated, modern feel. We also reconfigured the electrical outlet and vanity lighting that allowed us to install a larger, recessed mirror and medicine cabinet for a sleeker appearance. We also tackled a couple of other details: relocating the corner floor register to sit flush with the floor, and reformatting the door to swing outward into the adjacent bedroom, removing an obstacle and improving flow. The result is a bright, modern, and thoughtfully designed guest bath that combines style and efficiency, ready to be lovingly dressed in our client’s blue accents.
