Does having a sprinkler system and keeping the dirt around your home keep foundation problems from happening? We’ve started to water the foundation over the last week or so, as I’d noticed the ground separating from the house.

Keeping the moisture content stable around the foundation certainly will help the soil conditions around the house and reduce the risk of substantial ground movement. I would suggest hand watering or using a sprinkler around the house only in extreme conditions like we are experiencing now. Having a permanently installed sprinkler around the house during really wet periods could have an adverse effect on the foundation.

Good luck,
